Proposals - Housing

Karis Holdings has adopted local, regional and national planning guidance by creating well designed, high density homes on this brown-field site and thereby reducing the requirement for Brighton and Hove to build homes on undeveloped green-field sites.

The King Alfred redevelopment will create 751 new homes and will provide:

  • 475 apartments for private sale
  • 276 affordable homes for rent and for people on lower incomes

The homes are arranged in two towers and eight mid rise blocks.

Design Quality and Sustainability

  • All homes have been designed by Frank Gehry and will be built to equally high standards.
  • All homes will achieve a Very Good EcoHomes* sustainability assessment
  • All homes will meet Lifetime Homes** standards
  • 48 homes designed specifically for people with disabilities, including 10% of the affordable homes

*BREEAM (Building Research Establishment Environmental Assessment Method) assesses the environmental quality of buildings and the design issues that affect the global and local environment and the health and well being of building occupants. EcoHomes is BREEAM's environmental assessment method for housing.

Affordable Homes

Karis Holdings are developing the Affordable Homes in partnership with Southern Housing Group to ensure a range of homes for people on lower incomes:

  • The value of providing the affordable homes will require a discount of #32 million compared with open market values
  • The cost of the affordable homes will be approximately 50% less than equivalent market values.
  • 76 homes will be available for rent to people on the Council's housing waiting list
    • Rents starting at approximately £70 per week for a one bedroom apartment
  • Southern Housing Group will retain a 'golden' of a proportion of the shared ownership homes to ensure they remain within the affordable homes sector
